The Costa del Sol is not one market but a string of distinct addresses, each with its own rhythm. Some offer gated seclusion high in the hills; others place you a few steps from the Mediterranean. Choosing the right one matters as much as choosing the villa itself. Here is our guide to the coast’s most coveted villa locations in 2026 — and what each offers the discerning buyer.

The Market at a Glance

idealista’s September 2026 asking prices show a clear hierarchy along the western coast (Lunessa Homes, citing idealista via Área Costa del Sol; Área Costa del Sol):

Municipality€/m² (Sept 2026)Change in 12 months
Marbella5,967+3.2%
Benahavís5,602+6.5%
Estepona5,021+17.1%
Benalmádena4,188+5.1%
Mijas3,717+8.5%

These are municipal averages of advertised prices across all property types; villas in the prime enclaves below trade well above them.

1. The Golden Mile, Marbella

The stretch between Marbella town and Puerto Banús is the coast’s most prestigious address. Here grand estates sit behind mature gardens on both sides of the boulevard, with beachfront mansions to the south and the exclusive hillside communities of Sierra Blanca and Cascada de Camoján to the north. You are minutes from Marbella’s Old Town, the Marbella Club and Puente Romano — and from the boutiques of Puerto Banús. For buyers who want everything within reach, there is no substitute.

2. Nueva Andalucía — “Golf Valley”

Inland from Puerto Banús, Nueva Andalucía surrounds Las Brisas, Los Naranjos, Aloha and La Quinta golf courses. Contemporary villas with open-plan living, panoramic terraces and views across the fairways to the sea are the signature here. It is a favourite of families, thanks to nearby international schools, and of golfers who want to tee off within five minutes of home. Premiere Global currently represents villas in Las Brisas and La Quinta.

3. Benahavís — La Zagaleta, El Madroñal and Los Flamingos

Benahavís, whose average asking price reached €5,602/m² in September 2026, is home to some of Europe’s most private gated estates. La Zagaleta combines two private golf courses, an equestrian centre and 24-hour security across vast, wooded plots. El Madroñal offers similar tranquillity at a gentler entry point, while Los Flamingos and the Marbella Club Golf Resort provide golf-side living. Ideal for those who value privacy and nature above all.

4. The New Golden Mile and Estepona

Estepona has been the coast’s star performer, with asking prices up 17.1% in a year to a record €5,021/m² (Área Costa del Sol). The New Golden Mile — from Guadalmina to Estepona town, including El Paraíso, Atalaya and Casasola — offers beachside villas, Mediterranean gardens and calmer beaches than central Marbella. Estepona’s flower-filled old town and promenade add genuine Andalusian charm. Discover our Estepona collection.

5. Marbella East — Los Monteros, Elviria and Cabopino

East of Marbella town, the pace softens. Los Monteros and Rio Real offer beachfront and golf villas close to the city; Elviria and Santa María blend pine forest with wide sandy beaches; and Cabopino, with its intimate marina and protected Artola dunes, delivers a rare sense of nature on the coast. 6. Mijas Costa — La Cala Golf and Calanova

For buyers seeking space and value, Mijas Costa is compelling: an average of €3,717/m², up 8.5% year on year, with La Cala de Mijas at €4,613/m² (Vantage Marbella Q3 2026). La Cala Golf, El Chaparral and Calanova offer modern villas with generous plots and sea views, thirty minutes from Málaga Airport. See our Mijas Costa listings.

How to Choose

  • Lifestyle first: beach, golf, nightlife or seclusion?
  • Access: Málaga Airport travel times range from roughly 25 minutes (Mijas) to an hour (western Estepona).
  • Budget the taxes: resale villas pay 7% ITP in Andalusia; new builds from a developer pay 10% IVA plus 1.2% AJD (Junta de Andalucía; Medidas vigentes ITPAJD).
  • Residence: a purchase no longer grants a Golden Visa, abolished on 3 April 2025 (Ministerio de Vivienda).
  • Visit at different times: an enclave feels different in August than in February.
