Benalmádena is one of the most varied places to live on the Costa del Sol. The municipality climbs from the Mediterranean to the slopes of the Sierra de Mijas, so in a few minutes you move from the yachts of Puerto Marina to the white streets of Benalmádena Pueblo and to hillside villas with views across the bay of Málaga. It is also one of the closest resort towns to Málaga–Costa del Sol Airport, which makes it a natural choice for buyers who want an easy journey home.
Premiere Global Properties helps buyers find homes throughout Benalmádena, from marina apartments and frontline penthouses to golf homes in Torrequebrada and contemporary villas in the hills of La Capellanía and Higuerón. Our properties range from €200,000 to €10 million, and most of the homes we sell are priced between €300,000 and €500,000. Whether you want a holiday home, a permanent move or an investment, this guide covers the areas, property types, prices, lifestyle and buying process.
Why buy property in Benalmádena
- Minutes from the airport: Benalmádena Costa is about 12 km from Málaga–Costa del Sol Airport, and the C1 train reaches the town in around 20 minutes.
- An award-winning marina: Puerto Marina, with around 1,100 berths, is one of the best-known leisure ports on the coast and holds the Blue Flag.
- Blue Flag beaches: Carvajal, Fuente de la Salud and Torrebermeja–Santa Ana fly the Blue Flag for 2026 and 2027.
- Sea, village and mountain: a seafront promenade, an authentic white village and a cable car to Monte Calamorro, all in one municipality.
- Golf on the doorstep: the 18-hole Golf Torrequebrada, designed by José “Pepe” Gancedo and opened in 1976, plus pitch and putt courses.
- Year-round life: shops, restaurants, services and an international community that stay active outside the summer season.
Benalmádena’s areas: where to buy

Benalmádena has three historic centres: the hilltop village of Benalmádena Pueblo, Arroyo de la Miel, where most residents live, and Benalmádena Costa along the sea. Around them are residential areas with very different characters.
Benalmádena Costa
Benalmádena Costa is the seafront side of the town, with hotels, beach clubs, restaurants and a long promenade. Landmarks include the Castillo de Bil-Bil, a striking red neo-Arab building on the seafront that is now owned by the town hall and used for cultural events and weddings, and the Jardines del Muro, redesigned by the artist César Manrique. Property ranges from apartments steps from the beach to frontline penthouses with wide sea views.

Puerto Marina
Puerto Marina is the town’s marina and its liveliest address. Its distinctive white, terraced buildings rise around the water, with restaurants, bars, shops and the Sea Life aquarium on the quays. Apartments and penthouses here offer marina and sea views and a lock-up-and-leave lifestyle. Fotocasa ranks Puerto Marina as the most expensive district in Benalmádena by asking price.

Torrequebrada
Torrequebrada sits west of the marina, between the coast and the hills, and is built around Golf Torrequebrada and the Casino Torrequebrada. It offers apartments in gated communities with pools and gardens, townhouses and villas, many with views over the course or the sea.
Torremuelle
Torremuelle is a quieter, established residential area near the border with Fuengirola, with its own C1 train station. It is known for detached villas and low-rise homes on the hillside above the sea, and is popular with buyers who want space and calm close to the beach.
Benalmádena Pueblo
Benalmádena Pueblo is the original white village, on the hillside high above the coast. Narrow streets, flowered balconies and a church square give it a genuine Andalusian character, with views down to the sea. Nearby are the Castillo de Colomares, a monument to Christopher Columbus, and the Benalmádena Stupa, described by its operators as the largest stupa in the western world. Homes include village houses, townhouses and villas with panoramic views.
Arroyo de la Miel
Arroyo de la Miel is the town’s everyday centre, where most residents live. It has shops, restaurants, schools and services, the main train station (Benalmádena–Arroyo de la Miel), the Parque de la Paloma and the lower station of the cable car to Monte Calamorro. It offers the widest choice of apartments and townhouses, often at more accessible prices than on the coast.
La Capellanía and Higuerón
On the hills towards Fuengirola, La Capellanía and Higuerón are among the most exclusive residential areas in Benalmádena. Elevated plots give many homes sweeping views over the coast, and the area is known for modern villas, luxury apartments in gated developments and new-build projects. Fotocasa groups them as La Capellanía–El Higuerón, the second most expensive district by asking price after Puerto Marina.
Property types in Benalmádena
- Apartments: from beachside and marina apartments to homes in gated complexes with pools, gardens and security.
- Penthouses: large terraces with views over the marina, the bay or the mountains, especially in Puerto Marina, Benalmádena Costa and the hills of Higuerón.
- Townhouses: a practical choice in Torrequebrada, Arroyo de la Miel and around the Pueblo, often with private terraces and communal pools.
- Villas: from classic Andalusian villas in Torremuelle and the Pueblo to contemporary designs with infinity pools in La Capellanía and Higuerón.
- New developments: modern, energy-efficient homes, found in particular on the hillsides above the coast.

Buyers of any nationality can purchase property in Spain, and the steps are clear:
- Obtain your NIE, the foreigner identification number required for any purchase. Your lawyer can apply for it on your behalf with a power of attorney.
- Open a Spanish bank account for the purchase and future bills.
- Instruct an independent lawyer to check the title deeds, the Land Registry, debts, licences, planning and the community of owners.
- Reserve the property with a reservation deposit while the legal checks are completed.
- Sign the private purchase contract, usually with a deposit of around 10%.
- Complete before a notary, pay the balance, collect the keys and register the deeds in your name.
